Waterleaf Medical

HCM is developing Waterleaf Medical Center, a large medical node in South Austin that will be comprised of 100,000 square feet of medical office space at completion.  After much diligence, HCM bought three land parcels surrounding South Mopac at Davis Lane.  Last year, HCM developed Waterleaf I (condo building) and sold out the building well before completion.  Waterleaf II, which proudly exhibits the architectural expertise of Michael Hsu, is nearing completion and is already substantially leased.  Waterleaf II is a for-lease building but HCM is offering an ownership interest to any lessor in order to further align the tenants and building owner.  In the past, this real estate ownership structure has paid dividends to the tenant and HCM alike.  Waterleaf III construction is anticipated to begin in 4Q 2015.  The entire Waterleaf Medical Center will create the largest medical office node in Southwest Austin at completion.  High demand, coupled with low supply in this relatively untapped medical office market, has created a unique opportunity for medical practitioners that are seeking to lease or own their own real estate investment.
