Multifamily Investments

HCM focuses on different multi-family asset classes throughout the real estate cycle. HCM unitizes its malleable capital sources to create complex real estate ownership structures that exploit common capital inefficiencies to leverage our investors' returns. Generally, these deals fall into one of three multi-family asset classes:

Core-Plus / Opportunistic Value Add: HCM seeks to provide attractive, risk adjusted returns to investors by acquiring well located, high quality apartment communities to which the company can add value through its operating platform and value add strategy. The strategy is executed through a combination of strategic cosmetic improvements, uncovering opportunities to optimize cash flows, and through improved operations. These deals tend to be in need of capital infusion of greater than $5,000 per unit in order to maximize effective yield. These assets are cash flow positive day one and typically have a 3 to 7 year investment term.

Development: HCM develops new multi-family products utilizing HUD funding. This asset class typically has an investment horizon of approximately 5 to 10 years, primarily due to the inherent debt structure, but has exceptionally short term yield potential depending on market conditions at completion.

High Yield Debt: HCM provides high-yield debt products on highly stabilized multifamily properties. All of HCM's debt maintains either senior or second priority position. These properties usually have government funding components and maintain extremely high historical occupancies creating a risk/yield profile commensurate with HCM's typical equity investment. In order to ensure debt performance, HCM or one of its subsidiaries, manages most properties of which HCM maintains a high-yield debt piece.
